Fully Managed     10%  (Inc vat) If the monthly rent was £1000, the fee would be £100 inc vat
This includes:
* Collect and remit the monthly rent received.
* Deduct commision and other works.
* Arrange payments from rental for statutory requirements.
* Pursue non-payment of rent and provide advice on rent arrears.
* Undertake two routine visits per annum.
* Arrange routine repairs and instruct approved contractors (providing 2 quotes when requested).
* Hold keys throughout the tenancy.
* Organise reference checks for all tenants and guarantors.
* See below everything that is included in fully managed
* We will organise rent guarantee insurance for the first year of any property that we find the tenant for and manage 

Tenant Find     £750 (Inc vat) or 3 weeks rent
This includes:
* Collect and remit initial months rent received.
* Organise reference checks for all tenants and guarantors.
* Provide tenant with a method of payment.
* Deduct any pre-tenancy invoices.

Rent Collection    6% (Inc vat)If the monthly rent was £1000, the fee would be £60 inc vat
This includes:
* Collect and remit the monthly rent received.
* Deduct commision and other works
* Arrange payments from rental for statutory requirements.
* Pursue non-payment of rent and provide advice on rent arrears.

H.M.O Fees 
* Fully managed  12% (Inc vat)If the monthly rent was £1000, the fee would be £120 inc vat
* Rent collection  8%  (Inc vat)If the monthly rent was £1000, the fee would be £80 inc vat

Inventory  £95 (Inc vat)
* Dependant on the number of bedrooms and/or size of the property and outbuildings

Deposit Registration  £60
(Inc vat) but included if managed
* We will assist/set up a DPS Custodial scheme account for you in your name.

Renewal Fee  £150
(Inc vat) but included if managed
* Contract negotiation, amending and updating terms.
* Serve section 13
* Renew and update the Tenancy agreement.
* Direct tenant to make payment changes


Checkout  £150 (Inc vat) but included if managed
* Agree with tenant check out date and time
* Negotiate with landlord and tenant any disbursement of the security deposit
* Return deposit as agreed with landlord and tenant to relevant parties
* Remit any disputed amount to chosen deposit scheme
* Instruct contractors; obtain quotes, organise repairs as required

Additional visits  £50 (Inc vat) but included if managed

Obtaining more than 2 contractor quotes  £45 (Inc vat) a quote

Project Management for refurbishments  To be negotiated. Each refurbishment is different so this will be negotiated at the time of works and can be done as a day rate, a half day rate, a percentage, or a set price.

Set up a landlord license if required  £60 (Inc vat)

Court Attendance  £250 (Inc vat) per day but included if managed

Landlord Gas Certificate  £65 (Inc vat)
With a boiler service       £100 (Inc vat)       

Electrical Certificate from £200 (Inc vat)
 

We will be happy to give you an estimate for any refurbishment works that are required as reurbishments vary in complexity and our degree of involvement.

Independant redress is provided by The Property Ombudsmen



We are not part of a client money protection scheme, we do not hold tenants deposits. We will assist the landlord to open a DPS Custodial Scheme Account. 
If new landlords of portfolios wish us to have a client money protection scheme we will put one in place prior to managing there properties. This cost will be negotiated and explained prior to contracts signed.
