Fully Managed 10% (Inc vat) If the monthly rent was £1000, the fee would be £100 inc vat
This includes:
* Collect and remit the monthly rent received.
* Deduct commision and other works.
* Arrange payments from rental for statutory requirements.
* Pursue non-payment of rent and provide advice on rent arrears.
* Undertake two routine visits per annum.
* Arrange routine repairs and instruct approved contractors.
* Hold keys throughout the tenancy.
* Organise reference checks for all tenants and guarantors.

Tenant Find £750 (Inc vat) or 3 weeks rent
This includes:
* Collect and remit the monthly rent received.
* Deduct commision and other works
* Arrange payments from rental for statutory requirements.
* Pursue non-payment of rent and provide advice on rent arrears.
Rent Collection 8% (Inc vat)If the monthly rent was £1000, the fee would be £80 inc vat
This includes:
* Collect and remit initial months rent received.
* Organise reference checks and right to rent for all tenants and guarantors (up to 2 tenants and 1 guarantor).
* Organise check-in
* Organise AST signing and relevant deposit and tenant start paperwork
* Deduct any pre-tenancy invoices.
H.M.O Fees
* Fully managed 15% (Inc vat)If the monthly rent was £1000, the fee would be £150 inc vat
* Rent collection 10% (Inc vat)If the monthly rent was £1000, the fee would be £100 inc vat
Set up a property ready to let To be negotiated, depending on the amount of work required.
* Organise all relevant certificates.
* Organise all relevant follow up work.
* Organise all contactors.
* Arrange payments for the contractors.
* Ensure property meets up to date legal standards for letting.
* Assisst landlord to set up lettings license if required
Tenancy Paperwork £175 (Inc vat) but included if managed*
* Organise AST signing and relevant deposit and tenant start paperwork
Inventory £150 to £500 (Inc vat) but included if managed*
* Dependant on the number of bedrooms and/or size of the property and outbuildings
Deposit Registration £150 (Inc vat) but included if managed*
* We will assist/set up a DPS Custodial scheme account for you in your name.
Deposit Claim £50 (Inc vat) but included if managed*
* If a claim is made against the tenants deposit at the end of the tenancy, a small fee for administration will be deducted from the claimed amount.
Professional Checkout £150 (Inc vat) but included if managed*
* Agree with tenant a check out date and time
* Negotiate with landlord and tenant any disbursement of the security deposit
* Organise the return of deposit as agreed with landlord and tenant to relevant parties
* Remit any disputed amount to chosen deposit scheme
Project Management for refurbishments To be negotiated.
Each refurbishment is different so this will be negotiated at the time of works and can be done as a set price.
We will be happy to give you a full estimate for any refurbishment works that are required as refurbishments vary in complexity and our degree of involvement.
Additional References £50 (inc vat) per reference
Additional Routine check Visits £50 (inc vat) per visit
Obtaining more than 2 contractor quotes £45 (Inc vat) each quote
Set up a landlord license if required £300(Inc vat)
Duplicate paperwork £25 per item (Inc vat) but included if managed
Court Attendance £250 (Inc vat) per day but included if managed.*
Incentive Negotiation Fee Minimum of 10% of incentive negotiated.
